2023 Proves to be Best Performing Year for Dubai South

The largest single-urban master development that focuses on real estate, logistics and aviation announced that 2023 was its best performing year to date.

Dubai South Properties (DSP) handed over the first phase of its Pulse Villas projects in 2023, which comprises of a total of 268 units.

Launched in 2021, Pulse Villas is a first-of-its-kind project in the residential district and there are 342 units that are part of its phases.

These comprise of 2, 3 and 4-bedroom units and the second phase’s handover is scheduled to take place in the first quarter of this year.

The activity

Through 2023, there was strong activity recorded in Dubai South, as DSP not only launched its flagship South Bay project, but also successfully sold the first three phases.

South Bay features more than 800 townhouses and villas, along with 200 luxurious waterfront mansions. It will also be home to a lagoon that stretches 1 kilometer, along with a waterfront promenade of 3 kilometers.

The construction work for the first two phases of the South Bay project was awarded to Ginco General Contracting.

In 2023, there was also a renewed focus on the Residential District and developing social infrastructure there.

The Residential District

This saw the launch of a hypermarket covering an area of 50,000 square feet and a large community park boasting activity zones and kids’ play areas.

During 2023, Dubai South also saw the commencement of the construction activity for the first British curriculum school.

95% of the existing companies managed to retain their licenses, while 428 new companies were also issued licenses.

This saw the total number of companies operating from Dubai South reach 4,101. Several agreements were also signed by the Logistics District at Dubai South.

This was done with the purpose of cementing its position as an important contributor to the UAE’s growing logistics sector.

The agreements

These agreements included one with Beijing New Aerotropolis Holdings China for developing a comprehensive framework to nurture cooperative relations.

An agreement with dnata was also made for enabling a gate control mechanism that would be digitally driven and would help in managing shipments at the cargo-handling terminals at Dubai South.

An MoU was also signed with China Merchants Group’s single logistics platform and subsidiary, Sinotrans for establishing its first Middle East ecommerce and logistics hub at the district.

A number of inaugurations also took place in the previous year, which included the healthcare hub of the IDA Foundation, the Audi Volkswagen MEA Distribution Center and Amazon’s new fulfillment center.

Furthermore, a regional-first remote inspection project was also initiated by the Logistics District with Dubai Customers.

This was aimed at expediting business operations and reducing the time needed for custom inspections with the use of artificial intelligence and advanced technologies.

Dubai South also made an announcement about its partnership with Dubai Customs for the completion of its blockchain integration system. This makes it Dubai’s first free zone to achieve this milestone.
